Farmland and Pasture for Sale by Private Auction The following parcels will be offered for sale by the Estate of Mary Frances Thompson by initial sealed bids and subsequent private auction: In Marindahl Township, the W2 SE4 & SE4 SE4 and EXC Freng's 1st Addition of Section 35/Township 95/Range 54 and S2 SW4 and NE4 NE4 of Section2/Township 94/Range 54 in Volin Township, subject to roadways, easements and minor encumbrances and reservations apparent or of record. These parcels are approximately 180 acres +/- including approximately 28 acres of crop ground and 150 acres of pasture/hunting land. DESCRIPTION: This land is located approximately 4 miles North of Volin, SD and has been in the Thompson family since it was homesteaded. The property is a mix of crop ground and pasture. This property also offers excellent hunting and is being sold with Two Banks Poly Hunting Blinds on stands. Property also has live oak hillsides with a mixture of cool and warm season grasses. Property has spring fed live running water that has never gone dry. Property holds whitetail deer, turkeys, pheasant, coyotes and bobcats. INSPECTION: Potential purchasers are not allowed to physically inspect the premises without the presence of Seller or Seller's Representative. Potential purchasers will be permitted to inspect the land by appointment only. Initial bids must be received NO LATER THAN NOON on December 5, 2020. Please note on the envelope that it is a "Thompson Bid." The highest initial bidders selected will be contacted and invited to participate in a subsequent private auction. Additional terms of sale may be announced at the time of the auction and those terms will take precedence over this written notice. Seller reserves the right to reject any and all bids. TERMS: All bids must include a check for 10% of the bid amount made payable to Klimisch Law Trust Account. The check from the successful bidder will be cashed upon acceptance of the offer and applied to the total purchase price, with the balance due in cash at closing. Checks from non-successful bidders will be returned. The successful bidder and Seller will sign a Purchase Agreement immediately following the auction. Title will be transferred via warranty deed to Buyer at closing onefore December 31, 2020. The Parcels are subject to three leases that terminate at the end of 2020. Sellers will retain all rent for 2020 and pay all real estate taxes for 2020 due in 2021. The property is being sold "as is, where is" and subject to roads and highways and existing easements, restrictions, and reservations of record.
