Spring is one of the times during the year when homeowners get on a ladder to clean out their gutters and check the condition of their roof.
When they get up there, they may see damage from high winds and ice dams, said John Cain, owner of JC Roofing & Insulating, 717 W. 16th St. in South Sioux City, Neb.
"Winter takes a toll on all the shingles, and gutters start leaking. Homeowners see that's a problem. In the spring, everyone is anxious to get their roof done and their gutters replaced," he said.
Some tell-tale signs your roof may need to be replaced include leakage in the attic after a wind-driven rain, leakage in the attic after ice buildup, blistering and/or peeling of interior and/or exterior paint, stains on interior ceilings and walls or mold and mildew growth, exterior decay of the sheathing and/or siding, missing, cracked or curled shingles, dark, dirty-looking areas on your roof, and excessive energy costs.
If you determine your roof needs to be replaced, finding a roofer is the next order of business.
Cain recommends that homeowners choose a roofer who offers quality products and service, as well as a fair and reasonable price.
"If you're not using quality products, you get what you pay for. When we roof a home, we don't just put on shingles. We install ice and water shields, underlayment, ridge vents, attic ventilation and flashing - everything that is designed to make a roof last," he said. "If you buy shingles just because they're low in price, they could blow off in high winds or show signs of damage in a short period of time."
Last fall, JC Roofing & Insulating replaced a roof with quality sheeting and shingles on one of the 3-story Dakota Pointe Apartment buildings in South Sioux City, and not a shingle is missing after the high winds this past winter. The customer was very pleased with the results.
Cain said to beware of fly-by-night contractors offering a low price to roof your home.
"Many times they don't do underlayment, or they cheapen up on the flashing or reuse what was there. They may get up on your roof and they don't have insurance. Some contractors have you pay money down and no one shows up to do the work," he said. "We don't ask for money upfront. We get paid when the job is done and the homeowner is satisfied."
JC Roofing & Insulating has been in business for 30 years and employs qualified crews to get your roofing job done right the first time. They mainly use products from GAF, North America’s largest manufacturer of commercial and residential roofing.
"GAF is one of the best product lines on the market," he said.
JC Roofing & Insulating also offers quality seamless metal gutters in standard 5- or 6-inch sizes. They make sure that homeowners have the right amount of downspouts, and proper flow and drainage to flush out dirt and mud.
"I use seamless gutters because they provide a seamless flow to the downspout. They don't leak unless they get a hole in them," said Cain. "Gutters installed in sections can leak at the seams."
Qualified contractors are able to provide references and testimonials on work they have done for customers. JC Roofing & Insulating frequently receives positive feedback on their jobs. Following are a couple of the comments they have received from satisfied customers.
