NORTH SIOUX CITY | A 65-unit addition to the River Valley Apartments in North Sioux City should be completed by mid-summer, officials said.
The current apartment complex, at 1300 Quiniela Drive, was so popular that developers decided to build a second, said Ryan Rients, a managing member with River Valley Apartments, LLC.
“We’re 100 percent occupied at the first one,” he said. “The second one will have some upgrades.”
Twenty percent of the first building was leased in early March 2014. The apartments feature 52 one-bedroom units and 13 two-bedroom units, Rients said. The new apartments will include a pool and club house area.
Rients classified the apartments as “middle level,” which would attract young singles, retirees and a few young couples. The complex features a fitness room, a meeting room and garages.
“There’s a mixture of everything, but I’d say it’s one or two bedrooms so there’s not a lot of families over there,” Rients said. “There’s a strong demand for those apartments.
If the new apartments prove to be just as popular, Rients said the company might explore building nearby townhomes or smaller housing units.
Ho-Chunk Inc., an economic development corporation owned by the Winnebago Tribe of Nebraska, also invested in the project.
The apartments were placed in North Sioux City’s primary target for residential growth – the River Valley development west of Interstate 29. Streets and utilities were added to the 43-acre area, which has room for 42 homes. Three houses have been built so far.
Officials say River Valley will stretch along Sioux Point Road from I-29’s Exit 2 south to Mother Teresa Catholic Church. In total, River Valley will add 185 residential lots and 50 acres of commercial property expected to develop into a mix of retail, office and serve-oriented businesses.
