SIOUX CITY | Moved dirt, backhoes and hardhats have been common sights on the crest of a hill overlooking the northeast corner of Sunnybrook Drive and Christy Road.
Crews have been working for more than a year on Sioux City's newest apartment complex, the aptly named Summit at Sunnybrook Village.
Construction three of the projected eight structures are fully built, with new structures set to roll out every six to eight weeks and a target completion date in late summer or early fall 2017.
Representatives of the Lincoln, Nebraska-based Perry Reid Properties unveiled the first of eight buildings in October. Since then, demand has been high. As of late February, property manager Lynn Sprock said all but four of the 75 completed apartments have been leased out.Â
"We have all different age groups here," Sprock said. "We have some retired folks, we have young business professionals, we have some families -- it's really just for all ages and categories."
The complex will include eight buildings total: three with 25 units and five with 30 units.
The village offers one-, two- and three-bedroom apartments, with four different designs for the two-bedroom options. Rates run from $850 for a one-bedroom to $1,295 for a three-bedroom. The two-bedroom apartments have four different floor design options.Â
Each apartment includes a spacious kitchen and living areas, walk-in closets, patios or balcony and a full-size washer and dryer. Other amenities include individual parking garages, a clubhouse, a fitness center and a pool.
The eight structures overlook Sioux City's rapidly growing Sunnybrook area. On the ground below to the east, construction continues on the future site of a mega retail shopping center known as Sunnybrook Village.Â
Sprock said she believed this part of town was apt for the new, modern complexes.Â
“I definitely think Morningside is an up and coming area," Sprock said. "This side of town definitely needed something like this – new, modern and in a bigger scale."
Building permits issued for the Summit at Sunnybrook Village have been major factors in propelling Sioux City's housing growth to two consecutive record years of growth.Â
