SIOUX CITY | Businesses at the Shoppes at Northern Valley will open through April, said Dick Salem, who represents the developer.
The development near Outer Drive and Floyd Boulevard is the product of Northern Valley Associates. Construction of the building is expected to be completed by early spring.
"The building is looking really good," Salem said. "Everybody has had some really positive comments. You won't find another strip mall in Sioux City that has that kind of upscale kind of look."
Salem said five of nine tenants have signed leases. They include Scooter's Coffee, Supercuts, an American Family Insurance office and a nail salon.
Scooter’s, at the north end of the property, will be the second location for local franchise owner David Froschieser, who also owns an outlet at 1390 Hamilton Blvd.
Salem said a fifth tenant, a fast food restaurant with a drive-through, will be located on the south end of the Shoppes at Northern Valley. He did not identify the restaurant.
"Obviously, we'd like to have it full by now, but five out of nine is pretty good so far, at this point," Salem said. "There is still a little bit more to do on the north end where Scooter's will go in."
Salem said that work included some building siding for the coffee shop's drive-through and other exterior work.
Northern Valley Associates purchased the land for $481,600 to construct the 10,800-square-foot building. As part of a deal with the city of Sioux City, the developer agreed to a minimum value assessment of $1 million.
The shopping center also features two torches on its entryway sign.
"You wouldn't believe how many people have commented on how cool that is," Salem said. "We think we've got a unique center there. We're happy to be doing it, and hopefully it'll all get leased."
In the future, Salem said the developer could work on the land north of the shopping center. He said the land could be used for an apartment complex, but nothing has been made official.
"We're working on an option to buy that lot," Salem said. "We don't necessarily have a tenant in hand. We have a few ideas and prospects for that, but we haven't worked out a deal with the city quite yet."
